USDA help

Okay so thanks to this forum I discovered USDA. (Admire you guys!)



On Wednsday I am going to talk to this (hopefully nice) lady from my local area regarding USDA and other interesting services I wasn't aware that were available for people. (Single Family Housing Specialist | NACS Zone A Representative)

 

 "We have a new tract going up in Farmersville that has some secondary financing available. It’s a second loan at zero interest, zero payment. It becomes due when the USDA loan is paid off. It’s good to have secondary financing to help lower income families purchase a home.

New home purchases are encouraged more than existing homes. The reason for this is because used homes usually require repairs and the USDA Direct side of the program does not make loans on homes that need repairs – USDA would require those repairs to be completed before you take possession and a lot of times, the sellers of these homes don’t want to take less nor do they want to do the repairs, so it’s a bit harder on an existing home. In addition on existing housing there are some inspections that would need to be completed BEFROE USDA can determine if the home is feasible to make a loan on it. Those inspections would have to be paid for by your or the seller.

So we encourage folks to purchase a new home, because then repairs aren’t needed.

Towns where new homes are currently being built with secondary financing is Wasco (Kern County), Lindsay and Farmersville (Tulare County) and im an not sure if San Joaquin Valley Homes has any more lots in Corcoran available. In addition to these builders we have a Self Help Program where you and other families actually build your own homes. The costs is less and its brand new, but can take 6-12 months to build. They also have secondary money and are currently recruiting for Corcoran.
