Looking into a mortgage loan

For the past couple of months my husband and I have been trying to buy a house. In Jan. we tried with three different lenders. BofA said my husband's credit history wasn't long enough. Quicken Loans said we didn't have enough money for closing (in our state sellers almost ALWAYS pay closing). The third lender approved us, but the intrest rate was almost 10% and the payments weren't what we wanted. Now we've found a house and a mortgage lender that does all the underwriting upfront so there are no hidden surprises. A co-worker did this and it worked great for her. We really want a USDA loan.My husband's scores are 631, 647, and 655, so the mid would be 647? I'm worried that he's going to be told his credit history isn't long enough again. It's about 5-6 months old. He also has two collections, one medical and one cable (although that's not even his, it's mine and is being disputed). There are also quite a bit of inquiries. In attempt to gain credit we had to apply for a lot of credit cards. As anyone had similar circumstances and been approved? We've recently paid off all but for one credit card debt. I could use some hope right now.
