Plan on applying with spouse for a mortgage on a new construction home. She has great credit (760+) and I have l less than perfect (around 640). If we were to get preapproved now, even if it's at a less than ideal rate but aren't moving till September could we get a refresh and better rate closer to then? I ask because I have some old negative items that are coming off in February and July. Given that we'd like to buy a new home we need pre-approval now to get the ball rolling on construction.
